Buyers and sellers now ask ChatGPT, Perplexity and Google's AI the question they used to ask a friend: who's a good agent around here? Something answers. Eleven checks tell you whether it's you.

Does AI recommend you

ChatGPT names you when asked for the best agents in your city.

In your private window, signed out, open ChatGPT and ask: “Who are the best real estate agents in [your city]?” Check it if your name appears in the answer.

This is the question that replaced the referral.

Perplexity names you and links to something you own.

Ask Perplexity the same question, also signed out. Check it only if you are named and at least one citation points to your own site or profile, not to Zillow, Realtor.com or a “top 10 agents” list.

Being mentioned is recognition. Being cited is authority.

Reviews an engine can actually read

You have reviews on at least three different platforms.

Count them: Google, Zillow, Realtor.com, Yelp, Facebook, your brokerage profile. Check it if three or more carry real reviews.

Engines cross-check sources before they recommend a person, and one platform reads as one opinion.

Your reviews appear as text on your own website.

Open your site. Check it if the words of the reviews are on the page. A “See our Google reviews” button or a widget that loads a picture of them doesn't count.

Text on your page is evidence an engine can quote.

A site that answers questions

You have a site you control, not only a brokerage profile page.

Check it if there is a web address that is yours, that you can edit today without asking anyone.

If you change firms, everything a brokerage page earned stays behind.

Your site answers real buyer and seller questions in plain text.

Open your site. Check it if at least one page uses real questions as headings, like “What's it like to live in [town]?” or “How long does it take to sell in [area]?”, each followed by a direct answer of a few sentences on the page itself.

AI engines quote answers, so give them answers to quote.

Your site lets the AI crawlers in, all of them.

Type your domain followed by /robots.txt into a browser. Check it only if none of these are blocked: Googlebot · OAI-SearchBot · ChatGPT-User · PerplexityBot · Perplexity-User · Claude-SearchBot · Claude-User.

A blocked crawler makes every other check on this page moot.

One person, spelled one way

Your name is written identically everywhere.

Compare your brokerage profile, your team page, your Google Business Profile and your Instagram bio. Check it if the name matches on all four: no Jennifer on one and Jen on another, no middle initial that comes and goes.

Two spellings can become two people, each holding half your reviews.

No old brokerage, team or address still shows up under your name.

Search your full name plus your city. Go two pages deep. Check it if nothing stale appears: no firm you left, no team you're no longer on, no office you moved out of.

A confident wrong answer about where you work is worse than no answer.

The maps nobody remembers

Check both. Check the box only if you are on both and the details are right.

Both feed the records AI engines use to confirm you exist.

Your Google Business Profile

Open your profile. Check it if both are true: the website field points to your own site rather than the brokerage's, and no review sits unanswered.

The link decides who gets credit for your profile; replies show you're active.

    How do I know if AI can find my real estate business?

    Ask ChatGPT and Perplexity the question a buyer would ask, signed out, and see whether you are named. Then check what the engines lean on to decide: reviews they can read, a site that answers questions, a name spelled one way everywhere, and correct listings on the maps they use. The eleven checks above cover all of it in about five minutes.

    Why run the AI checks signed out?

    Signed in, ChatGPT and Perplexity remember your past chats and can name you because they know you. A buyer gets no such help, so a private window shows you the answer they would see.

    Is my score a real AI Visibility Score?

    It is a preview. The eleven checks use the same six dimensions and weights as the full score, but the full version measures each dimension directly across five AI platforms instead of relying on yes-or-no answers.

    Does this page collect my answers?

    No. Your answers stay in your own browser so a refresh doesn't lose them. Like the rest of the site, the page counts visits anonymously.
